Tenant Representation/Leasing/Rental
LRES, LLC will represent the Tenant in Tenant’s search for office, retail, medical, or industrial space for lease, or in the renewal of an existing lease. This includes working with Tenant to determine size and location requirements, preparation of a full market survey of all of the available properties in the search area, preparing and conducting property tours, soliciting proposals from properties selected, preparing analysis of proposals for review with Tenant, work with Tenant to negotiate competitive lease terms on Tenant’s behalf, work with Tenant through the completion of any necessary improvements to the space leased , including final punch list items.
LRES, LLC will be the Tenant’s advocate through the entire process, continually working to ensure that the Tenant’s leasing goals and requirements are achieved in a timely, professional, and competent manner.

Landlord Representation/Leasing/Rental
LRES, LLC will represent the Landlord/Owner in the marketing and leasing/rental of office space, retail space, medical space, and industrial space which they own or control. This includes preparing a competitive market survey to determine what similar properties are renting for, working with Landlord/Owner to define the rental amount and deal terms that are acceptable to Landlord/Owner, marketing the property to seek out qualified Tenants to lease the vacant space, and will continue to work with the Landlord/Owner from the negotiation of lease terms through the actual upfit and occupancy of the Tenant(s).

Acquisitions
LRES, LLC will represent the Client/Buyer in their effort to acquire properties. This includes determining the type and class of property they seek to acquire, the location/areas of preference, and the financial parameters and investment goals they seek to achieve. Once the criteria are established, a comprehensive market search is prepared to identify all available properties that are within the search area(s). After reviewing all of the available properties with the Client/Buyer, and identifying those that are of interest, a tour of the properties will conducted. Once properties of interest are identified, LRES, LLC will work with the Client/Buyer to negotiate terms and conditions of the acquisition in an effort to maximize the acquisition value to the Client/Buyer.

Dispositions
LRES, LLC will represent the Client/Owner in the disposition of real estate assets. This includes preparing a financial analysis, and a market analysis of past sales and current offerings, to assist Client/Owner in determining the market value of the property, preparing marketing materials, placing the property in relevant commercial property databases, seeking out prospective purchasers, soliciting the cooperation of the brokerage community, and will work with Client/Owner in negotiating terms and conditions of the disposition in an effort to maximize the value of the disposition to the Client/Owner.

Working With Real Estate Brokers
Effective July 1, 2001, per the North Carolina Real Estate Commission, in every real estate sales transaction, a real estate agent shall, at first substantial contact directly with a Buyer or Seller, provide the prospective Buyer or Seller with the “Working With Real Estate Agents” brochure, which is available for your review by clicking on the link to the right. This brochure addresses the various types of working relationships that may be available to you, and should help you decide which relationship you want to have with a real estate agent.
